The FINANCIAL -- In February, tendencies in the market of primary real estate did not change from those in January or December. No surprise that primary realty has become cheaper than secondary.

Many companies, which have cut their per-square-meter prices, assert that there will be no further decline. Yet, as everybody realizes now, time only will show that. Thus, last spring the builders also used to insist that the prices of housing would constantly grow, and primary housing was not going to cheapen under any circumstances. Though, despite unfavorable investment conditions and weather, a lot of construction sites returned to life in February, mainly those whose preparedness is rather high, from 50% to 70%. New and less-than-half-finished projects are still in a state of winter sleep.

In many respects the survival owes to builders’ striving to gain the Cabinet of Ministers’ support for completion of their projects. It takes them a degree of 70-percent readiness, or even 80-percent if the UAH 1 billion extended for this year is not enough to all of them.

In Kyiv’s primary residential realty market in February, prices rose by 1.7% or by UAH 273.5 to UAH 16,248.8 per square meter compared to January. Meanwhile, the prices increased in some districts of Kyiv, and decreased in others.
